Heed Property is driven by steadfast values of generating higher returns while mitigating as many risks to property investment as possible. We look to streamline decision making by centralising project direction and oversight within the company. This frees up investors to simply decide whether they wish to participate or pass, and to sell or hold at the conclusion of a development project. Investors are supplied with detailed monthly reports, keeping all informed of the progress of their investment so they can rest assured their capital is being invested with confidence. This includes breakdowns of Risk Mitigation Strategies and potential exit points for high volume projects. We believe in empowering our investors by supplying as much information as possible to make better, more profitable decisions. 

our key responsibilities

As an end-to-end developer, we are responsible for identifying, acquiring, constructing, and delivering projects with growth potential. Our team works diligently to ensure that we are compliant, transparent, and collaborative in our approach with investors, while maintaining quality and efficiency at every stage of project management.
Our key responsibilities include, but are not limited to:

  

  1. Identifying potential opportunities: Finding new candidate sites or properties for acquisition or development with high upside potential.
  2. Due Diligence including more details. Compliance with not only local council but all related government bodies (law, regulations and policies). Verify all existing conditions, status and progress (if any) of the project.
  3. Project development planning: We prepare detailed project summaries, structures, timelines, and feasibility studies and “market pressure tests” including cash flow projections and timeline projections as well as in-depth cost/benefit analysis.
  4. Raising funds: We reach out to our extensive network of sophisticated investors, capital partners, bank and/or non-conforming lenders to ensure our projects are fully funded ahead of commencement.
  5. Planning and compliance: We work to obtain planning and construction permission from local authorities, while submitting detailed technical paperwork for development stakeholders.
  6. Tenant acquisition: Heed markets projects to find prospective tenants for our developments and engage in extensive lease negotiations to align with our values of maximising potential returns.
  7. Construction: Our experienced team will oversee all facets of construction and development, directing and liaising with subcontractors and other critical personnel.
  8. Sell or hold: At the end of the project, using our robust analysis and projections, you will be invited to either sell or hold your stake in the development.
